Business identity

Havrenza Stays is the commercial lodging name used for accommodations and direct reservations offered through this website, including The Broadway House at 385 Broadway, Passaic, NJ 07055. Business correspondence may be sent to Havrenza, 111 Town Square Place, Suite 1201, Jersey City, NJ 07310. The business mailing address is separate from the rental property address.

Booking and payment

A reservation is confirmed only after availability is verified and the required payment is successfully processed. Havrenza currently requires the full displayed total at booking. By choosing Stripe or PayPal and authorizing payment, you permit Havrenza and the selected payment provider to charge the amount shown at checkout, including disclosed accommodation, cleaning, taxes and other agreed charges. Havrenza does not receive or store your full card number.

Price, taxes and payment window

Before leaving Havrenza for the secure payment page, you will see the accommodation charges, date-based price adjustments, discounts, cleaning fee, each applicable lodging tax and the final total due. Mandatory charges are not added after that review. The payment session normally expires after 30 minutes; an unpaid reservation is not confirmed and its dates may be released.

Guest responsibilities

• The booking guest must provide accurate information and is responsible for all registered occupants.
• Maximum occupancy is eight guests for the entire house and two guests for each private room.
• Children are welcome. Pets, parties, events, smoking, vaping and unregistered visitors are not permitted.
• Guests are responsible for unreasonable damage caused by their group, excluding ordinary wear.

Arrival, use and safety

Check-in begins at 4:00 PM and check-out is by 11:00 AM unless the local team agrees otherwise. Exterior security cameras monitor outdoor areas only. The home has smoke and carbon monoxide detectors and an integrated fire safety system.

Communications

You consent to operational messages reasonably necessary to manage your inquiry or stay, including confirmations, payment notices, check-in instructions, safety updates and support. Promotional communications require separate consent and may be stopped at any time.

Liability and applicable law

Guests remain responsible for personal belongings and lawful use of the property. Nothing in these terms limits rights that cannot legally be excluded. Direct reservations are governed by applicable United States and New Jersey law.
